Why a mezzanine

More space in Belfast without the move

Industrial and warehouse space around Belfast is tight and expensive. A mezzanine uses the height you're already paying for, usually for a fraction of the cost of extra floor space or a bigger unit, and with no disruption to your address, customers or staff.

1

Built around your unit

Each floor is engineered for your building, your loads and your layout. Column positions are planned around racking, forklifts and doors.

2

One team, start to finish

We're one of the few firms offering a fully in-house service. One team surveys, designs and installs, so there's no passing the job between subcontractors.

3

Complete, not just a deck

The steel structure, decking, staircases, handrails and edge protection are all included. Pallet gates and fire protection can be added where needed.

Building Control in Belfast

Mezzanines and Building Regulations in Northern Ireland

Most mezzanine floors in commercial buildings count as building work under the Building Regulations (Northern Ireland). That means an application to your local council's Building Control team. That's Belfast City Council inside the city, or Lisburn & Castlereagh, Antrim & Newtownabbey or Ards & North Down for the surrounding areas.

Building Control looks at the structure, fire safety and means of escape, and at guarding on stairs and edges. We design to those requirements from the start and supply the drawings, so the application is straightforward.

Not sure if you need approval? Ask us at survey stage. We'll tell you what applies to your building before you commit.

FAQs

Mezzanine floors in Belfast: common questions

How much does a mezzanine floor cost in Belfast?

It depends on the size, the loading (storage, office or public use), the height and extras like stairs, pallet gates and fire protection. We give a fixed quote after a free site survey, so you know the full cost up front.

Do I need Building Control approval for a mezzanine in Northern Ireland?

In most commercial buildings, yes. A mezzanine is usually treated as building work under the Building Regulations (Northern Ireland), so it needs approval from your local council's Building Control. We provide the drawings needed for the application.

Do I need planning permission?

Usually not for an internal mezzanine used for storage, but it can depend on the floor area and the use, especially for retail. We'll flag anything to check with the council at survey stage.

How long does installation take?

Most mezzanines are installed in days rather than weeks once the steel is on site. We'll give you a programme with your quote and plan the work around your business.

Can you work around our existing racking?

Yes. We supply and install pallet racking and shelving too, so we can plan the mezzanine and the storage underneath and on top as one layout.

Which areas around Belfast do you cover?

All of Belfast and Greater Belfast, including Mallusk, Newtownabbey, Lisburn, Carryduff, Dundonald, Holywood, Newtownards, Bangor, Antrim and Carrickfergus, along with the rest of Northern Ireland.
